Colonial Promenade's hair salon leaves; its last open shop is on 30 days' notice

The Greater Orlando Aviation Authority (GOAA), which owns the Colonial Promenade Shopping Center, approved ending the lease of Emporium 7, a hair salon, at its September 16, 2026 board meeting. The salon was to leave on or before September 18, 2026. The one other open business, Aerus Electrolux, has been sent a 30-day notice.

What changed

• Emporium 7 left under a lease termination and surrender agreement, not an eviction.
• GOAA released the salon from all future rent and returned its security deposit.
• GOAA's memo puts the cost at $34,279 in rent and about $4,166 in operating expenses through the original lease end.
• The salon occupied about 1,180 square feet at Space 4660, on a lease that ran to October 31, 2027.
• The board's approval is reported by News 6. The item was on the consent agenda of GOAA's posted meeting packet.
• Aerus Electrolux, open there for more than 40 years, is the last business still operating.
• GOAA told News 6 it sent the business a letter giving 30 days' notice and is working with the owners to find a new location.
• As of September 26, Aerus's website still lists its address as 4664 E Colonial Dr.

Where

Colonial Promenade Shopping Center, East Colonial Drive, at the entrance to Orlando Executive Airport. It was built in 1985 and has more than 180,000 square feet of space on roughly 21 acres.

What it means if you live here

• The plaza is nearly empty, and GOAA's memo says the landlord expects to deliver it vacant to a future developer.
• Occupancy had already fallen from 68.6 percent in 2017 to 23.4 percent by June 2024, GOAA reported.
• Redevelopment has no developer and no date yet.
• A GOAA spokesperson said "no contracts have been approved by the Board or executed."
• No source reviewed names a developer or a demolition date.
• GOAA's own capital plan in the same packet moved the $2,000,000 "Colonial Promenade Improvements" project from fiscal 2026 to fiscal 2027.
• If you use Aerus Electrolux, check with the business before you go. Its move is ahead, and a new address has not been published.
