What changed

BeforeAs of GrowthSpotter's March 2024 report: construction plans filed for a 252-unit project, on a property rezoned in 2023 with preliminary site plan approval.
NowUnder construction, per Muirfield Development: 252 market-rate apartments in three four-story buildings and a clubhouse, with delivery expected in summer 2028.

The developer says 252 apartments are now being built in the Kissimmee area, and "Delivery is expected in summer 2028." That rests on the developer, its lender and trade press; no county permit record was read and the site was not visited for this post.

What changed

  • The start of construction. Muirfield Development's release, dated Oct. 27, 2026, says it "today announced the start of construction on Gateway Osceola, a 252-unit Class A, four-story multifamily community on an approximately 12-acre site in Osceola County."
  • The buildings and apartments. Greystone's release describes "three four-story residential buildings and a clubhouse" with one-, two- and three-bedroom apartments.
  • The loan. Greystone's release says it "has provided $49,640,200 in HUD-insured financing" through a HUD 221(d)(4) loan that "provides construction and permanent financing". Muirfield's release says "Construction follows the closing of the project's long-term financing".
  • The builders. Greystone's release says "BBL Building Company is serving as general contractor and Carr Architecture & Land Planning as architect."

When

  • Earlier plans: GrowthSpotter reported on March 25, 2024 that Muirfield Investment Partners had filed construction plans for a 252-unit project called Gateway Osceola, and wrote that the property "was rezoned in 2023 and received preliminary site plan approval last September."
  • Announced: Oct. 27, 2026, in Muirfield's release.
  • The day work began: No source read gives it.
  • Financing: Greystone's release is dated Nov. 3, 2026. It quotes Michael Corso, whom it calls a partner at Muirfield Development: "We’re pleased with the execution as construction gets underway, and we thank Osceola County’s leadership and staff for their support through the entitlement and permitting process."
  • Latest read: Muirfield's home page said "Under construction, delivery summer 2028." on November 8, 2026. The page carries no date.

Where

  • Address: 1941 E. Irlo Bronson Memorial Highway in Osceola County, per Greystone's release.
  • Nearby: Muirfield's home page says "Located in the NeoCity / NeoVation corridor & Osceola Heritage Park". A GrowthSpotter photo caption from 2024 says "just east of Osceola Heritage Park and across from NeoCity", and the story says "just south of Gateway High School".
  • Acreage, where the sources differ: the 2026 releases say about 12 acres. GrowthSpotter's 2024 story on the filed plans says 9.9 acres, and its caption says roughly 10. No source read explains the difference.

What it means if you live here

  • Rents and leasing: No source read gives this community's rents, a leasing date or income limits. This post did not look at any leasing site.
  • Market-rate: Greystone's release calls it "a 252-unit market-rate multifamily community", and Muirfield's home page says "Market rate housing". "HUD-insured" in that release describes the financing.
  • Getting there: In the 2024 story, GrowthSpotter wrote "Access to the site is primarily off U.S. 192." It also reported that the developer was working with the Florida Department of Transportation "to get approval for a left turn lane into the site", and a planned street "which would allow for a second access point off Bill Beck Boulevard." Nothing read says where either stands now.
  • Planned amenities, per Greystone's release: "a clubhouse with a co-working space, sunken lounge and music room, a pool with cabanas, a standalone fitness center, a dog park and a walking trail around the property's lake."

What this rests on

  • The start: Muirfield and Greystone are the developer and its lender. Multi-Housing News reported on Oct. 28, 2026 that Muirfield "has started construction", and Florida Construction News wrote on Nov. 4, 2026 that "Muirfield Development announced the start of construction". Both stories closely follow Muirfield's release.
  • The address and the loan amount: both come from Greystone's release.
  • The developer's name: GrowthSpotter's 2024 story names Muirfield Investment Partners of Palm Beach Gardens; Muirfield's 2026 release says "a Jupiter, Florida-based developer".
  • Not read: Osceola County's permit, site plan and rezoning records, and the South Florida Water Management District's permit records.
  • Later news: Six web searches on Nov. 8, 2026 found no report of a pause, cancellation or dispute; that is a few searches, not a full census.
