Greystar has filed development plans for a gated apartment community, Lakeshore at Sand Lake, where, if approved, four five-story buildings would rise on just under 18 developable acres. GrowthSpotter reports 377 apartments along Big Sand Lake.
What changed
- A plan was filed, not approved. Greystar submitted its development plan on Aug. 21, and the plan identifies the project as a single-phase development. Its buildings would go ahead only "if approved".
- The buildings: four apartment buildings reaching five stories and 57 feet, with 213 studios or one-bedroom apartments and 164 apartments with two or more bedrooms. The smallest apartment would contain 730 square feet of living space.
- The land: Greystar is under contract to acquire the nearly 60-acre site from Se'Belle Smith Dymmek and Smith Dymmek LLC. More than two-thirds of the acreage is water or wetlands, leaving a 17.84-acre development site.

Where
The site is at Turkey Lake Road and Central Florida Parkway, immediately west of I-4, along Big Sand Lake. It is inside the Sand Lake Groves planned development, first approved in the late 1990s for a mixture of hotels, timeshares and retail space.
What it means if you live here
- No construction date is set. This is a filed plan under review, with no start date, completion date or rents given. Greystar declined to comment.
- It continues a change already under way. Orange County began allowing multifamily development within Sand Lake Groves more than a decade after the original approval, and GrowthSpotter calls this plan "another step in the gradual transition toward residential development".
