VERVE Orlando, a 626-bed student apartment community at 3133 N. Alafaya Trail near UCF, is open

The developer's release of Sept. 29, 2026 says Subtext "has officially opened VERVE Orlando, a 626-bed student housing development near the University of Central Florida." The first residents moved in in August 2026.

What changed

• A new student apartment community is open. The developer counts 200 units in a 446,078-square-foot building. The operator lists "1 bedroom, 2 bedroom, 3 bedroom, 4 bedroom, 5 bedroom apartments across 14 floor plan options."
• Who built it. Subtext developed it with FrontRange Capital Partners and Nuveen Real Estate, and "construction was completed by Live Oak Contracting." Construction began in summer 2024.
• Others reported it too. Traded reported the opening on Sept. 30, 2026, Real Estate Business on Oct. 6 and Florida YIMBY on Oct. 9.

When

• Announced Sept. 29, 2026 in the developer's release. The first residents moved in in August 2026.
• Leasing now for fall 2027. The leasing page says "NOW LEASING FOR FALL 2027 - BEST SPOTS GO FIRST", with an annual term of Aug. 18, 2027 to July 28, 2028.

Where

• 3133 N. Alafaya Trail, "less than a quarter mile from campus along Science Drive," by the developer's description.
• Outside the City of Orlando. The Property Appraiser's record places the parcel in unincorporated Orange County, and the Census Bureau puts the address in the University census-designated place. The mailing address reads Orlando, FL 32826.

What it means if you live here

• One-bedroom rents run $2,119 to $2,259 a month. The leasing page shows the A1 plan (405 sq. ft.) at $2,119 to $2,159 a month and the A2 plan (438 sq. ft.) at $2,219 to $2,259 a month. These are two of the 14 floor plans.
• Prices can move. The page says: "Pricing and availability are subject to change. Rent is based on monthly frequency."
• The leases on offer start in August 2027. The page's one-bedroom listings show only the fall-2027 term, so anyone looking for the current school year should ask the leasing office directly.
